LandlordNanny nears completion!

Thursday, May 29th, 2008

The NannyGroups second web site, LandlordNanny is nearing completion and will go live on the 1st June.

LandlordNanny is a site that will provide owners of investment properties with all the tools and resources they require to manage their investment property in a stress free way. The site will provide users with:

  • The NannyOrganizer calendar that will co-ordinate all key events for managing an investment property (inspection days, rent collection dates, etc etc)
  • Access to key partners including London and Country, ERS, Gas-Elec, Target Accountants, yourlocaltrades.co.uk, tenantdeposit.com, etc
  • Access to all critical documentation, including legal documents like tenancy agreements
  • The ability to list properties on key property portals including Prime Location and Property Finder

The site will offer users with free access to basic tools, but require a minimal annual fee per property, being £99.95! Compared to 6-12% monthly commission an estate agent will charge, or 4-10% for other online letting agent sites!

We believe LandlordNanny is a unique service, offering investment property owners with access to all the tools and support they need at a fraction of traditional service charges. LandlordNanny will revolutionise how people manage investment properties!

Take a look for yourself, we are confident you will be impressed!

Conveyancing - A necessary part of property purchase!

Tuesday, May 27th, 2008

When selling or buying a property you are going to have to transfer the title of property from one party to another (from the seller to the buyer). This process is called conveyancing.

Although a seemingly straightforward process, hurdles can sometimes present themselves, and for this reason it is often wise to use a solicitor or licensed conveyancer to undertake the process for you. In the UK the conveyancing market is extremely competitive so good deals can be had.

Unfortunately in England and Wales agreements are not legally binding until contracts are exchanged, meaning at any time up until this point either party can pull out of the deal leaving the other party with un-necessary conveyancing costs! And these costs can rack up into the hundreds of pounds. (and there is no legal or moral obligation from the other party during the process, prior to contracts exchanging)

When you consider the process of conveyancing takes from 2-3 months, then there is opportunity for deals to fall over - and they do!

One of the main reasons the NannyGroup partnered with LMS was the fact that they will not pass on any legal costs to their customers if either party pulls out of the deal. The only costs our customers will have to cover will be ancillary costs like title searches, which are relatively small and out of LMS’s control (they are charged by the Local Authorities).

In addition, due to LMS’s size the deals they can offer customers are extremely attractive.  The conveyancing packages LMS offers MoveNanny customers range from them engaging your local solicitor (often at a more competitive price) down to using a solicitor LMS chooses on your behalf.

MoveNanny starts moving!

Thursday, May 22nd, 2008

With the site being up for just under a month we are really happy with the number of registered users we already have.

In our opinion moving home does not commence once you have identified your new home and sold your old one - moving commences once you have DECIDED you need to live somewhere else, for whatever that reason may be.

Deciding to move is a huge, life changing undertaking, and for many people it is a confusing, stressful and unfamiliar process. Once we have decided we need to move we have to work out:

  • The best way to sell our house
  • What we need to sell our house (HIPs, conveyancing, etc)
  • Where we want to move to
  • The best mortgage deal available to us
  • Who we need to contact
  • How is the best way to move house (self move, removals firm, etc)
  • the list goes on….

MoveNanny provides the tools required to move, but the current property market adds another dimension to the decision. Is it a good time to move when there is so much uncertainty in the marketplace? Spin-doctors and experts alike are forecasting tough times ahead, it certainly is not all hype!

Over 900,000 property sales occur in the UK every year, but this year the number of property sales, mortgage approvals, etc have dropped significantly - some saying by as much as 50% year on year (March 2007 to March 2008). It is a nervous time!

If you really have decided to move you may have to accept that your property might take longer to sell, and might also sell for less than you expected. On the up side the home you want to buy might become a real bargain!
